The Lakefront at Scottsdale Breaks Ground in McCormick Ranch

by Holly Waxman

One of the most talked-about redevelopments in Scottsdale is officially underway. The Lakefront at Scottsdale has broken ground in McCormick Ranch, just east of Scottsdale Road off McCormick Parkway. Plans call for turning a lakeside office property into a destination for dining, shopping and gathering, with views of the lake and Camelback Mountain.

From 1978 Office Building to Waterfront Destination

The site was first developed in 1978 as a single-tenant office building of about 100,000 square feet. Scottsdale-based Diversified Partners is now redeveloping it in phases into a multi-tenant, mixed-use project. Plans include restaurants with outdoor dining, boutique and experiential retail, office space and public gathering areas.

The design centers on the water. Plans include a small marina with Duffy boat rentals, a walkable layout and a valet arrival area called "Forever Lane."

What's Coming to The Lakefront

Several well-known names have already signed on:

  • SUSHISAMBA: Has signed a letter of intent for about 12,000 square feet. Its menu blends Japanese, Brazilian and Peruvian cuisine.
  • V Modern Italian: About 7,000 square feet, with a menu developed alongside Michelin-starred Chef Stefano Ciotti. This will be the brand's first Scottsdale location, and it's expected to open in 2027.
  • La La Land: A specialty coffee and matcha café in a freestanding corner spot.

Construction Timeline

Demolition is set to begin in early October 2026. Major construction is expected to start in early 2027, once final drawings and permitting are complete. A.R. Mays Construction is the general contractor and design-assist partner. A completion date for the full project hasn't been announced yet.

More than 200 people attended the groundbreaking, including Scottsdale city leaders, project partners and future tenants.

What This Means for McCormick Ranch Homeowners and Buyers

New lifestyle amenities can shape how a neighborhood feels day to day. McCormick Ranch is already known for its lakes, greenbelts and central location. Adding a walkable waterfront spot for dining and coffee gives residents one more reason to love living there, and gives buyers one more reason to take a closer look.
